And Sean Murphy, managing director of personal banking at Ulster Bank, said it is continuing "to see a good flow of mortgage interest in line with the latest RICS figures which show a rise in new buyer enquiries".

Fewer homes were put up for sale and the average number of properties on estate agents' books was just 43, it said.

RICS said the overwhelming majority of its members expected prices to rise across Britain as a whole during the next year, and predicted average house price increases of 3.5 per cent a year over the next five years.

Published by the Royal Institute of Chartered Surveyors (RICS) and Ulster Bank the report says anecdotal evidence suggests the general election might have influenced buyers adopting a "wait and see approach".

Despite the more subdued market, surveyors taking part in the report expected house price inflation to average 3.5% per year across the United Kingdom over the next five years.

House prices generally continued on an upward march in May, with a net balance of 17% of surveyors reporting increases rather than decreases, down from a balance of 22% the previous month.

Mortgage lender Nationwide has reported three consecutive monthly price falls for the first time since 2009, while on Wednesday mortgage lender Halifax reported annual house price growth falling to a four-year low of 3.3 per cent.

"The latest survey suggests that uncertainty related to the general election may have contributed to what appears to have been a disappointing level of transactions in the housing market over the spring", said Simon Rubinsohn, Rics chief economist.

Samuel Tombs, chief United Kingdom economist at Pantheon Macroeconomics, said May's Halifax data should allay concerns that house prices are on a downward spiral.
